Zimmer Reaches Out to Residents About Monarch Development

The plan to build two 11-story towers on a pier by the Hudson Tea Building was approved by the state Department of Environmental Protection.

 

Mayor Dawn Zimmer wrote a letter to the residents of Hoboken's uptown condominiums, responding to concerns about a new proposal to build two 11-story towers at a pier by the Hudson Tea Building.

The Monarch at Shipyard project received the necessary permits from the state department of environmental protection last Friday.

The mayor and the city council have opposed this plan.

In a letter to the residents of the Hudson Tea Building, the Shipyard and other uptown residents, Zimmer wrote that the city is looking into a course of action "to protect our treasured waterfront." (the letter is attached to this story).

She said also that this is only the beginning of a long process. Before the project can start, the Hoboken planning board will have to grant the necessary permits.

Kudos to Mayor Zimmer for reaching out but the City can only do so much.

The residents of Hudson Tea Building, Shipyard and other buildings that will lose value if these towers are built need to get their own lawyer if they don't have one already.

You know the develpers have their lawyers.

Hi honey -I mean HQ. I totally agree. This morning I read the email you had prepared about how Zimmer and Christie were conspiring to build an enormous condo complex stretching from the hospital to the NW pier called HUMC Monarch luxury residences after the hospital drove itself into bankruptcy by failing to enter into bad contracts with insurers. It was, as usual brilliant!!! (Have I told you how much your eyebrows turn me on!!!)

Damn that Zimmer distracting the public with her Lenz written drivel about things she can't control. But honey - I have one question for you. If she can't control how are we going to blame her for it? I'm sure you'll think of something - you are after all the smartest man in Hoboken. You'd be mayor right now if not for all those kool-aid drinking zimmerists who hate you for no reason, Did I tell you how much your eyebrows turn me on?

Hobbs,

if it was any other project, i could understand your point but the master plan of the city always indicated this to be open space and its proximity to the water (or more specifically being built over water) is not in the best interests of the city of hoboken, end of story. the city should sue the DEP similar to what north bergen did with a very similar project. anyone who has read the legal arguments that were made against approving the application (which I did) would scratch their head wondering what were the DEP thinking approving the application because they will clearly lose in court. unfortunately the DEP did not handle the process appropriately for whatever reason I cannot fathom...

The project is in front of the County Planning Board on December 21.

The Hoboken Planning Board is limited on what it can only rule on.

The City may very well end up in court .

Bottomline: It would be in the best interest of those who will have their property devalued by this project to have their own lawyers in the mix.

Eric, as a citizen who has successfully defeated Bad for Hoboken Zoning applications and later as the Chairman of The Zoning Board I can tell you that talking to a good land use attorney is KEY to not necessarily get the exact result you want, but it certainly helps guide you and others against this application on what your options are.
I know Lawyers can be very costly, however the chance of losing a valuable view in Hudson Tea is far more costly as I'm sure you know.

And to Those out there who suggest we in High Rises shouldn't object to other High Rises (I have heard it a lot) Well the devaluation of one building also means lower tax revenue for the city. So there is little net gain.

Hearing there is a prior agreement that is the basis here and once again it's been inherited from an earlier mayor. Not sure if it's Russo or Roberts this time but there may be a right "given" to the developer to do something over there.

If that's the case, then Hoboken will be fighting over those details and can't stop it.

Thank Michael Russo, Terry Castellano and the Old Guard when you can.

Monarch's butterfly agreement ?

Two tennis courts, a tennis pavillion, a riverwalk and parking is what Hoboken was promised by developers in 1997 in return for massive zoning variances to build 1430 .apartments and 65,000 sq ft of commercial space
Now the Shipyard Assoc. wants to build their massive Monarch project on the pier of two 11 story condo towers instead.....Cityhas now filed to take them to court to honor their agreement to the people of Hoboken.
