Zoning Board To Go Forward With Special Hearing

Special meeting on Tuesday night.

Even though the Township of Weehawken has asked to postpone it, the Zoning Board of Adjustment will hold a special meeting Tuesday night, to hear Hoboken Unleashed's application to turn 1714 Willow Ave. into a pet resort.

Hoboken Unleashed, a pet day care business, is planning to open the full-fledged pet resort in the Spring of 2011. The site was previously used as the temporary municipal garage.

On Wednesday, the township of Weehawken sent a letter to the Zoning Board, asking them to adjourn the meeting and schedule it for a later date.

"We're not sure of the scope of the operation," said Weehawken Mayor Richard Turner on Monday afternoon. He added that there was not enough time for Weehawken officials to review the application before Tuesday's meeting.

"We want to make sure all the due diligence is done," Turner said, adding that his administration will have to look into consequences the business will have on traffic, noise and parking. The location, although technically Hoboken, is located on the Weehawken side of the tracks.

Mike Stigliano, the co-owner of the business, and lease-holder to 1714 Willow, sued the city this summer after City Council approved to temporarily move its municipal vehicles to that location

Since the vehicles have been removed since—and the city moved back to the original municipal garage on Observer Highway—Stigliano has said he will likely drop the law suit if he receives the variance he needs to turn the property into a commercial space. (A D-variance is needed to change it from the current industrial use, to commercial use.)

Turner said that he did the same due dilligence before he agreed to locating the municipal garage at 1714 Willow Ave.

"That's not as heavy an issue as an ongoing day time business," Turner said. "DPW trucks leave in the morning, they come back at night .. it didn't project as much traffic flow."

The special meeting, for which Stigliano is paying $1,000, will be held as scheduled said Zoning Board Chairman Tony Soares on Monday.

"We're a little disappointed that Hoboken would give us the courtesy of an extention," said Turner.

The meeting will be held at 7 p.m. in City Hall on Nov. 23.

Looks to me like the Zoning Board wants to rush this application through with no public input by scheduling it on a holiday week. Way to burn bridges with Weehawken too, after they were willing to share public facilities with Hoboken. Why?

Looks to me that they might be wanting to stall the application untillMason/Russo can restock the Zoning Board now that the got Occhipnti elected to part of their extra vote.

Peter Cammarano , now in prison, knew the cash value of controlling the Zoning Board and all of the same people who were behind Cammarano were behind Occhipinti. Tim Occhipinti even argued in front of the City Council for Peter Cammarano to be able to appoint people Zoning Board days before Cammarano was arrested by the FBI for taking money and saying he could deliver favorable rulings from the Zoning and Planning Boards if he were elected .

FYI The Occhipint campaign accepted large campaign donations from people who work for New Jersey Transit. Now why would they want to see Tim Occhipinti elected ? Do they have anything that will come up in front of a new stocked Zoning Board ? ;-)

I am Curious, did Weehawken ever inform Hoboken of a pending variance application to build on a portion of 1600 Park.

Hoboken Reporter March 28, 2009:

...Doyle said a Weehawken official told him that the city had issued a construction permit, prompting Doyle to ask whether surrounding properties were given notice of zoning hearings or permit issuance...

Weehawken Zoning Officer Jill Hartman, who also serves as the city’s planner, said last week that notices were sent out. Bado said he wasn’t aware of any notification, although other sources gave assurance that the notices were sent. Bado said the Hoboken City Clerk would receive the notice, although they could not immediately confirm this last week. Jack Curley, Septembre’s lawyer, also said that Hoboken was notified.

Hey, I guess politcal op Perry Belfiore should take up the question why Fred Bado ignored the notice from Weehawken after all they worked so well together put Timothy Occhipinti into office.

Go for the giggle and Google Marc Septembre.

Birds of a feather flock together. :-)
