Here is an email I received yesterday: "I'm looking for a 2 bedroom apartment in Hoboken, close to the PATH and don't want to pay any more than $1,000 per month". Glad I told you to sit? Of course this person is from out of town but if you're a seller or landlord you may hear this all too often.

I can't make this any more clear to anyone involved in a real estate transaction transaction whether it be Hoboken or Kalamazoo; you don't dictact, nor can you, the price or terms...THE MARKET DOES!
Hoboken has always been relatively insulated from the extreme real estate fluxuations many communities often experience. It's not uncommon to have bidding wars on purchases and rentals alike.
It makes sense if you think about it...put a pin on 35th and 6th in NYC and draw consentric circles in 5 mile increments...in general, sans curtain pockets, the further you get the more vunerable you are. Why? Cause many in NYC make a lot of money and want to live close to work. It really is that simple.
So, if you're coming from Western Jersey where prices have dropped dramatically, don't be suprised (anymore) if you're looking in Hoboken.
PS...better make that move soon...the projections on the spring market are through the roof!
