Hoboken Chamber Of Commerce Names Bijou Properties "2013 Green Business Of The Year"

HOBOKEN, N.J. – Hoboken, N.J.- based Bijou Properties continues to be recognized both locally and nationally for its dedicated effort to create sustainable buildings and environmentally-conscience communities in this Hudson County City.

 Most recently, the company was named “Green Business of the Year” by the Hoboken Chamber of Commerce at the organization’s 2nd Annual Business Awards Dinner held November 13th at the Hoboken Elks Club.  Bijou Properties was cited for its commitment to environmental sustainability and demonstrated cost savings associated with resource use efficiency.

 Bijou Properties is aiming to transform a stretch of properties along 14th Street in uptown Hoboken into a distinct urban neighborhood fostered out of sustainable design.  Recently completed efforts include the development and sell-out of the LEED Gold-certified Garden Street Lofts luxury condominium building, the historic conversion of the former Hostess Factory which now houses New York Sports Club, CVS Pharmacy and Chase Bank; and the creation of Garden Street Mews, a cobblestoned, tree-lined mews for pedestrian use only which is home to the Hoboken Family Farmer’s Market.

 Most significantly, Bijou Properties’ newest luxury rental building, Edge Lofts located at 1405 Clinton Street, was awarded LEED® Platinum certification from the U.S. Green Building Council (USGBC) for achievement in green homebuilding and design.  The six-story building is the first Hoboken residential development to achieve LEED® Platinum certification -- the highest level in USGBC’s LEED for Homes program.

 “Edge Lofts was designed as one of the most high-performing, environmentally-sensitive residential buildings in the state,” Mr. Bijou points out.  “The many benefits of a ‘green’ lifestyle and living in a sustainable building which provides significant energy and water savings, improved comfort and overall cleaner environment clearly resonated with the public resulting in a complete lease-up of Edge Lofts in shorter order.”

 Ongoing and future initiatives that will further Bijou Properties’ environmentally sustainable goals include Park Place, a new mixed-use building currently under construction by Bijou Properties at 1415 Park Avenue in Hoboken.  Park Place will serve as the next installment in Bijou Properties’ “greening” of uptown Hoboken.  The new 12-story building will feature 212 rental residences, 13,000 square feet of retail space, 32,000 square feet of educational space and a six level automated parking garage.

 On pace to be Bijou Properties’ third LEED-certified building in Hoboken, Park Place will include a number of innovative, environmentally-sensitive features to minimize its impact on the environment.  These include a vegetated terrace that will reduce storm water runoff, a CHP (combined heat and power) module that produces hot water and electricity using a single natural gas fuel source, twelve charging bays for electric cars and spaces for more than 100 bicycles.  The heating, cooling, and lighting designs, in conjunction with a high performance building envelope and the CHP module, aim to achieve a 33% reduction in energy usage based on industry standard comparisons. 

 Usable concrete from the demolition of the previous parking garage that occupied the site was processed onsite and diverted from landfills.  The processed concrete was used as back-fill, in turn, minimizing traffic from trucks on and off the site. Residences will include energy-conscience features such as Energy-star appliances, low-flow fixtures and zero voc paints. 

 Also scheduled for groundbreaking shortly is 900 Monroe Street, a 135 residential unit mixed-use high-rise with retail and daycare spaces at the street level.  This project will share all of the sustainable and modern features of Park Place.  Located steps away from the 9th Street Light Rail Station, 900 Monroe will help continue the growth of Hoboken's North West into a sustainable commuter neighborhood.
