Volume was good in last quarter of last year as compared to the earlier months.  We closed 814 condos in Hoboken last Year. 147 in Q1, 231 in Q2, 189 in July-august period and highest in last quarter with 247 closing in Sept-Dec Period.  This is a significant difference.

We ended 2012 with 127 active listings. Although as prices go up, hopefully more will be willing to sell.  This is assuming interest rates continue to be at these record low levels.

Take a look at the volume graph above.  You can see the Two bedrooms have the highest sales in average for Q4 which is typical for Hoboken.  The two bedroom is the most versatile for Hoboken's audience. A two bed is good for roommates, that young professional that wants a home office, a newly married couple and for the couple with their first child.

From the beginning of the Year 2012, the total sales was low with 32 properties sold in the month of January,  June recorded the highest sales month for overall units sold.  Jan and Nov was lowest month for sales with 32 and 45 sales recorded respectively.

June was highest in terms of total sales volume followed by Aug and Dec. Jan recorded the lowest sales volume. Average prices were on peak in the month of Nov. This average price hike also shown the affect on low sales and total sales volume.
