Landlords Could see Steep Fines if Post-Sandy Repairs Aren't Made

The city announced that landlords are required to make repairs necessary to turn power and heat back on.

The city of Hoboken posted on its Facebook page that landlords who are not making necessary repairs to restore heat and power can face $1,000 a day in fines.

On its Facebook page, the city announced:

Landlords are responsible for restoring power, heat and making repairs. If they do not make repairs, the City will issue fines of $1,000 per day. If you have an unresponsive landlord, please contact the following three city offices which have jurisdiction over such matters:

Health Division: 201-420-2047
Construction Office: 201-420-2066
Housing Inspection: 201-420-2041

Last week, after most of the city was lit up and powered, about 40 buildings were still without power and heat. PSE&G has shut off the gas in multiple places, a safety measure. While that number of people without power has gone down, some buildings are still without.

Take my advice. Don't sleep on this. If your landlord hasn't done anything report it immediately even if your told they are going to take care of it today. The city has always been very responsive to landlord complaints the few times I had a problem getting needed repairs. This wasn't even after a disaster.

I own a three family house. We got power back two Sundays ago. I immediately called my plumber to look at the hot water heater and 3 boilers. I was 40th in line. There was also a shortage of equipment. I finally got all working yesterday. Maybe tenants still without heat should ask their landlords the timeline for heat. If they get an unreasonable response then call and complain.

I also bought new good quality electric spaces for my tenants in the interim i have new electric since last summer so i wasn't concerned maybe you tenants without heat can buy and deduct from rent

Most landlords/developers who own rental properties in Hoboken and other flood stricken areas are very concerned about the safety and well being of their current tenants and their well being. To rush the tenants back into an unsuitable apartment just because the power is on is unsafe and unhealthy. Proper air mold tests and subsequent remediation should take place before any tenant resumes residence even if the power is on. All landlords in the flooded areas should take the proper tests and if fined by the City should,contact the EPA about being forced to provide unsuitable/unhealthy living conditions for their tenants.
