Q1, Q2, Q3 - 1-4 family Hoboken sales spreadsheet

We have Only Six 1-4 family sales in Q1, 2011. In the first quarter, Average list to contract time was shorter than Q2 or Q3. On average it was 20 days. Average discount was 5%. On average a single family home sold for $ 1,147,966 and two or more family homes sold averagely in $ 1,196,000.

We have 15 1-4 family sales in Q2, 2011. In the second quarter, Average list to contact time was 36 days. Average discount was 3.63%. On average a single family home sold for $ 1,035,000 and 2-4 family home sold on average for $ 1,037,083.

We have 9 1-4 family sales in Q3, 2011. In the third quarter, Average list to contact time was 69 days. Average discount was 5.94%. On average a single family home sold for $ 1,118,929 while 2-4 family homes sold on average for $ 1,118,750.

Summary:

If we see all three quarters, First quarter was best quarter for Average ‘list to contract’ time.  Second quarter was the best in the context of ‘home sale’ and third quarter was good in terms of ‘Discount’.
